Show the business as it is today.
Start with the audience, the problem, the working product and why it is being sold. Label the asset accurately: content site, directory, starter project or operating business. A future monetization idea belongs in the opportunity section, separate from current revenue.
Prepare the evidence room.
- Month-by-month revenue, refunds and operating expenses for the actual period available.
- Analytics and Search Console records with property, source and date range; explain unusual traffic and coverage limits.
- Asset inventory, content rights, architecture, dependencies, costs, operator tasks and known limitations.
- A current walkthrough that shows successful and failed states, plus test/live distinctions.
- What is included, excluded and required from the buyer, with a bounded transition plan.
If no revenue exists, say so once verified. If records have not been reconciled, say they are not verified. A model or test-mode checkout is not an earned sale.
Choose the marketplace and price deliberately.
Flippa is the proposed first marketplace for this experiment. Confirm the correct category, current listing rules, listing fee, success fee, payment costs and renewal terms before purchasing a listing. Platform asking-price limits are not an estimate of what the site is worth.
Compare relevant completed sales where evidence is available, rather than treating other sellers’ asking prices as sale prices. Prepare a range of net outcomes and a private minimum. For a young site without proven earnings, assess the useful transferable assets and buyer demand; do not apply a profit multiple to hypothetical income.
A listing outline we can stand behind.
- One-sentence asset description and buyer profile.
- Reason for sale, business age and current operating stage.
- Working features and a dated demo.
- Verified financials and audience evidence.
- Weekly operations, costs and required skills.
- Included assets, exclusions and transfer plan.
- Known issues and dependencies.
- Growth ideas explicitly presented as assumptions.
The owner’s care can explain the quality of the work. It should not substitute for evidence of commercial performance.
Keep a buyer-conversation log.
Record the listing date and platform, views where available, qualified inquiries, questions, offers, proposed terms, response time and next action. Define a qualified inquiry as one from a plausible operator who asks about fit, evidence or terms; a page view is not buyer intent.
Summarize recurring objections publicly. Keep buyer names, messages, contact details, confidential documents and your negotiation limits private. Describe what changed in the listing and why, without manufacturing bids or urgency.
Primary sources to recheck before listing.
- Flippa pricing
- Listing sale pricing and category limits
- Requirements for potential revenue claims
- Listing-description guidance
